Char-Ron Construction - New Home Build Inspection report

What Is An Inspection Report?

A Pre Purchase Building Inspection report is a comprehensive report that comments on structural defects or damage, as well as any major or minor defects in the condition of secondary and finishing elements to the property. The purpose of this is to ensure that the house is built in a way that meets all the requirements set by local building standards.

When you build a new home, you want to know that it’s structurally sound and safe for you and your family. But how do you know if the builder has done things correctly or cut corners?
Getting an independent inspector like Char-Ron Construction to check your new home, means you can have peace of mind before you sign on the dotted line.

New Home Inspection Reports

There are so many things to remember when building a new house, don’t let defects be one of them. Our inspection report services take some of the pressure off and ensure you are purchasing a quality build built to QLD Building standards.

Stage 1 Reports

Pre-pour Inspection Report

These reports are not a critical inspection, due to the fact your builder’s engineer signs off on this stage, but we are happy to accommodate you with a double check, this gives you peace of mind that things have been completed correctly as per the engineering plans.

Base/Slab Inspection Report

These reports are done once you receive the slab invoice from your builder. Char-Ron Construction can then check your slab for items like excessive cracking, bony slab edge, exposed steel, and vapour barrier that has not been turned up after a back blade. These particular items are not checked by a certifier nor an engineer once the slab has been completed so is a good time to schedule an independent inspection report.

Stage 2 Reports

Frame/ Pre-plaster Inspection Report

This stage of your new build is critical, even though the certifier checks over the frame, you want an independent supervisor to go above and beyond just looking at it. Char-Ron Construction ensures all elements from frame to trusses are correctly installed, we check walls are plumb and straight and that all tiedown and ply bracing is as per the building plans. We also check wall wrap complies with QLD building regulations and standards and ensures that the house windows and door frames are adequately packed and nailed.

Waterproofing Inspection Report

This is another critical inspection point that often gets missed. Char-Ron Construction will check to ensure your new builds waterproofing installation has no air bubbles, voids or any starved areas. We will also make sure the installed bath hob has a waterproof leg up and is correctly installed. At this stage of your build, we also make sure the door jamb and architraves are not installed into the tiling bed which over time can cause decay and rotting.

Practical Completion Inspection Report

This is the inspection stage that should NEVER be missed. This is the utmost critical inspection any client should have, it is at this point where you get the very last chance to ensure that your builder has completed your new build in accordance with building codes, regulations and your contract. Char-Ron Construction takes great care when completing this comprehensive report to ensure we catch every major or minor defect for our clients. Remember we work for YOU not the building company. This is your biggest investment, we want to make sure you walk away with a new home you can be proud of.

Unfortunately due to Height Regulations and Safety Requirements with out Full Scaffold Supplied around the whole perimeter of the roof, we are  unable to get on to your Roof for your Inspection (This is covered under your Builders Warrenty if Roof is Damaged or Leaking).

Please Note Due to NEW Regulations that came into place at the end of 2024, NO BUILDING INSPECTOR is allowed to enter a Roof Space Due to Safety Issues.
